“Is A Real Estate Donation Really The Best Way To Get Rid Of Unwanted Property From Our Real Estate Portfolio?”

Most of the time, yes, us and our previous donors, believe that it is.

Obviously not everyone is the same, but for most people looking to donate real estate, a real estate donation has proven over and over again to be one of the very best ways to rid themselves of unwanted property and a realization of a sizeable / immediate, 5 year or life time tax deduction.

Real Estate Investing is about making money actively through the business of buying and selling houses for profit.  It is very possible to reap huge paydays through the fix and flip rehabbing side of the business. When your properties do not generate, it is time to think about a Real Estate Donation to Charity.

If you are in the business of buying and holding rental properties, rental property donations are a relatively low –risk proposition and can typically boost your income faster than anything else with a Charitable Gift Annuity!

I / We Have Heard about a Charitable Gift Annuity - What Is It?
A Charitable Gift Annuity is a donation that falls in the category of Planned Giving. It involves a contract between a donor and "Land For Causes", whereby the donor transfers cash or property to "Land For Causes" in exchange for a partial tax deduction and an income stream, expressed as a percentage of the original principal amount, to not more than two people for life..

Generally, there are three "versions" of each "type" of agreement. The "versions" are ..

  • "Single Life" Agreement,…
Pay only one person for their lifetime..

  • "Two Lives in Succession" Agreement…
Pay person "A" and then if person "B" survives person "A", pay person "B"..

  • "Joint and Survivor" Agreement…
Pay two annuitants simultaneously with both names on the annuity payment check, each getting half of the payment, and at the demise of the first to die, pay the survivor the full annuity amount.
This is used for married couples who file joint tax returns and/or who live in community property states.
A person who receives payments is called an "annuitant" or "beneficiary". The fixed payments (called the "annuity") are fixed and unchanged for the term of the contract. The annuity payments are NOT called "income", for a portion of the payments are considered to be a partial tax-free return of the donor's gift, which are spread out in equal payments over the life expectancy of the annuitant(s).

“What Really Sets  "Land For Causes" Apart?”
It’s a fair enough question.  And once you spend a few moments reading through our site and speaking with our very knowledgeable representatives, you’ll quickly discover that "Land For Causes" is not like any other charitable organization you will come across.  And if you’ve been around the net much on this topic, you probably know EXACTLY what we are talking about.
